December Statistics - Ottawa Real Estate Board

Real Estate Statistics as per the Ottawa Real Estate Board for the Month of December  2011

a typical year for home sales in Ottawa

Ottawa, January 5, 2012 :

Members of the Ottawa Real Estate Board sold 699 residential properties in December through the Board’s Multiple Listing Service® system compared with 618 in December 2010, an increase of 13.1 per cent. The five-year average for December sales is 611. The total number of homes sold through the Board’s MLS® system in 2011 was 14,412, an increase of 1.7 per cent over 2010. The average price for 2011 was $343,701, an increase of 5.2 per cent over 2010. Of December’s sales, 177 were in the condominium property class, while 522 were in the residential property class. The condominium property class includes any property, regardless of style (i.e. detached, semi-detached, apartment, stacked etc.), which is registered as a condominium, as well as properties, which are co-operatives, life leases and timeshares. The residential property class includes all other residential properties.

“Resale home sales in 2011 were slightly above the five-year average of 14,326, and that’s really the story for the year. The market started off the year quietly, but gained momentum as we headed into spring and summer, losing very little steam during the fall and posting the best November on record, which leaves us with a very solid balance sheet for 2011,” said Past President Joanne Tibbles. “In many ways, it epitomized Ottawa’s real estate market: no dizzying highs, no dramatic lows, just slow and steady growth over the long term,” she added.

The average sale price of residential properties, including condominiums, sold in December in the Ottawa area was $332,527, an increase of 2.6 per cent over December 2010. The average sale price for a condominium-class property was $262,514, an increase of 3 per cent over December 2010. The average sale price of a residential-class property was $356,267, an increase of 0.2 per cent over December 2010. The Board cautions that average sale price information can be useful in establishing trends over time but should not be used as an indicator that specific properties have increased or decreased in value. The average sale price is calculated based on the total dollar volume of all properties sold.

MEET YOUR NEIGHBOUR IN HALF MOON BAY!

Moving and downsizing can be a stressful time. Take it from me!  I  purchased a new Tamarack townhome in Half Moon Bay and moved into this new community last July. I have met many of  my new neighbours. Barrhaven is growing quickly! Knowledge of an ever changing community is essential when considering selling your home or purchasing a new one.

As your neighbour and experienced real estate saless representative, I take great pride in knowing and monitoring our local market. For a free comparative market analysis of your home give me a call at 613-788-7470(Direct). Are You Ready to Make a Move?

Staging for Success

Over and over it has been proven to me that Staging a Home for preparation to sell is imperative!

Take it from Joelle Laferriere who just staged 2 properties for me! They both sold within days!

Setting the Stage

De-Personalize

Pack up those personal photographs and family heirlooms. Buyers can’t see past personal possessions, and you don’t want them to be distracted.  You want buyers to imagine their own photos on the walls, and they can’t do that if yours are there. You want buyers to be able to envision themselves living in your home.

De-Clutter!

Ask yourself this question: “have I used this in the last year?, if the answer is no then you probably don’t need it.

  • If you don’t need it, why not donate it or throw it away?
  • Remove all books from bookcases
  • Pack up those knickknacks.
  • Clean off everything on kitchen counters.
  • Put essential items used daily in a small box that can be stored in a closet when not in use.
  • Think of this process as a head-start on the packing you will eventually need to do anyway.

Rearrange Bedroom Closets and cabinets

Buyers will open closet and cabinet doors. Think of the message it sends if items fall out! Now imagine what a buyer believes about you if she sees everything organized. It says you probably take good care of the rest of the house as well. This means:

  • Alphabetize spice jars
  • Neatly stack dishes
  • Turn coffee cup handles facing the same way
  • Hang shirts together, buttoned and facing the same direction
  • Line up shoes.

Selling in the Spring?

With the Spring months fast approaching, now is the time to spruce up those indoor areas if you are planing on selling your home

Show a home buyer the possibilities your interior space can offer! Fresh, modern paint colours are just one idea to jazz up a home whose colours may be slightly dated.  Replace those tired, worn out cushions to accent new and fresh colour selection. Pop some colour into the room with a new lamp and try to add some texture for interest. Baskets and unusual storage containers add some interest and help you tidy up the hard to store items. The front entry gives the critical first impression so make this area clutter free, but accent with modern ideas such as an unusual mirror or side table. Now your indoor space  is ready for selling your home, homebuyers will be able to see their family enjoying your space this fall!

I believe one of the most important steps in making a difference in selling your home quickly and for more money is STAGING. Everyone talks about it these days. Simple as it may sound, there are many Sellers who don't stage their homes. When there is a large inventory of homes on the market, being staged can make a difference to a home sitting on the market for months or selling in days! Check out my SOLD listing at 172 Prince Albert which was staged for sale!. It showed very well. Staging does make a difference!
